Using a stylist for Pre-sale makeovers is gaining popularity in Perth. However a lot of vendors aren't aware of this service.
Real Estate Agents are sometimes reluctant to suggest their vendors use a stylist for fear of losing the client. Because this is suggesting that your home isn't up to scratch. There for the home owner not using their services are missing out. As their home could have sold faster. And the need to reduces the homes price won't be an issue.

What to do before the photographer arrives.

  • Make sure the property is sparkling clean from top to bottom. Your windows and blinds are clean, Oven, shower  etc.
  • Eliminate clutter, especially in the Kitchen ie pantry and Bathroom bench top and inside cupboards are neat and tidy. Make sure your linen cupboard is neat.
  • Remove magnets off your fridge, photos off the fridge , any paperwork etc
  • De-Personalise. As the you will need to present the property so it appeals to as many buyers as possible looking on line.
  • Complete any small jobs, Like a dripping taps, squeaking doors etc
  • Make the beds look like they do in a Hotel with lots of cushions and a throw rug.
  • Ensure all gardens and lawns are tended to. Mow lawns, fertilise and water well. Weed and Mulch all garden beds.
  • If you have a pool, clean and remove anything like a pool hose. Make sure the pool is in working order.
  • Make sure all the bins are out of the way.
  • Remove all the cars and pets for the day.
  • Turn on all the lights and ensure they have a high watt globe tgo showcase your home in the best light.
​When its all done. Sit back and relax.

What is the best way to prepare your home for sale?
Start by DE- Cluttering. You want to show your home off, not all your clutter. We have all collected lots of stuff over the years. These could be if the form of gifts, or we may be a collector of things. These items can go into storage. But before you do that. You'll need to decide which of these items you absolutely cannot get rid of. Now that you're packing, this is the time to only pack the items that spark joy. If you have items that are broken etc, they can go in the bin. Other items can go to a Charity organisation.
Repairs: Make any minor repairs you can yourself, or hire a Handy Man to do the little jobs you can't.
Clean the carpet. It may have been a while since the last steam clean. Now's a good a time as ever.
Check all the blinds and curtains for repairs and or cleaning. Dust blinds with a damp cloth. I you have heavy drapes, replace with light weight curtains. They are relatively cheap from KMart, IKea and Freedom.
Style: Once you've De-Cluttered and repaired, consider using the services of a Home Stylist to help you showcase your home at its best. She will advise on what items to remove into storage as to make the space more effective. If you have an empty house to sell. She will organise furniture for you to hire while the home is on the market. Empty rooms lack appeal!. If you are seriously expecting a good return on your home. Then you'll need to stage it.
Clean: I left the worst one until last, as no one likes cleaning. Therefore hire someone else to do it for you. After you organised that its time to take photos. Your rep will organise this for you.
Then its time to list your property for sale.

DE-CLUTTER
The first tips is the simplest. It's obviously a must to clean and tidy your home before an inspection, but it's crucial to also get rid of clutter that would stand in the way of a potential buyer picturing themselves living within the home.
That means getting rid of personal nick knacks and photographs, unnecessary furniture. You may need to organise a storage facility so that you can pack and store unwanted items and furniture.
REPAIR
Make any aesthetic repairs well before inspection. things like filling chips in walls and leaking taps etc. Make a to do list and stick to it. Does you home need a fresh coat of paint? 
You may want to invest in new window treatments if yours are out of date. On the day of the Home Open, open all window treatments and let the natural light in.
Do you need to replace old tired outdated light fittings?
Invest in high wattage globes to lighten each space.
ORGANISE A STYLIST
Once you're clutter free and you've crossed off the to do list. Then its time to call the stylist. Are you putting your home on the market?
Then don't underestimate the importance of presentation and curb appeal.
Buyers will do a drive by to see your home, and if its not up to scratch they won't bother going inside.
Some things you need to consider 
  • Mow lawns, fertilise and mulch gardens and trim bushes. Pull out any dead plants
  • Paint driveway and porch if needed
  • Paint fascia and gutters if they need it.
  • Make sure your house number is visible.
  • Paint fence if it needs it
  • Clear any clutter from porch
  • Buy a new front door mat
  • Plant annuals for a splash of colour
  • Place a few potted plants near the front door 
  • Get rid of cobwebs

What is a property Assessment?
A Property Assessment is needed before you put your home on the market. The reason for this is because, the assessment is taken from a buyers perspective. This gives the seller a better idea of what needs to be done before the Home Open. Also this gives them a better chance for a better presentation of their home.
